Church Hill Charmer
This one was too cute to pass up! Closing just 2 weeks after our first renovation, we knew we had great bones, a neighborhood that is turning over and curb appeal that we knew just what to do with! As I invite you into our latest completed venture, a journey through history awaits you in this charming 1930's bungalow nestled in the heart of Church Hill. Walking through the threshold of this two-bedroom, one-bathroom gem, it’s like stepping back into a bygone era where retro vibes reign supreme. Restored hardwood floors gleam with warmth and our hope is that you are filled with ease and comfort as you take it all in. No detail was left out, every piece of art placed and all surfaces were touched and restored to its former glory.
Our second investment property has been a testament to our dedication to restoring the timeless charm of this vintage home. From meticulously chosen color palettes bathing the rooms in richness to the delightful retro tiles that whisper hints of nostalgia, every design choice has been made with the utmost care and thoughtfulness.

Rediscovering Retro Elegance
The essence of the 1930's is captured beautifully in the retro tiles that adorn the kitchen floor, a nod to an era when craftsmanship and attention to detail reigned supreme. These intricate patterns add a touch of elegance to the space, infusing it with character and charm that is truly timeless. The goal is to not need to renovate for another 15 years.

Mindful Design Choices
Every step of the renovation process has been guided by a commitment to mindful design selections. From sustainable materials to energy-efficient fixtures, we aimed to create a space that not only pays homage to the past but also looks towards a more modernized future. Those choices were to add a dishwasher, smaller scale refrigerator, remote control ceiling fans in the bedrooms, privacy fenced backyard and then painting the dated interior walls and exterior brick along with the window details for added charm. Larger scale updates were a brand new roof, brand new LeafGuard gutters in a rich color and ripping out the rotten front porch and putting down a brand new one for added curb appeal and safety. And as you can tell, it's always a family affair with the kids making their way through the house, helping make decisions and even helping with some light demo!

The Kitchen
Adding the hexagon tile in the center of the floor was something we thought would give a bonus for those entering the space. The existing window lends warm light and we knew that the inset could lend to a rug feel, of sorts, without the slipping hazard! Secondly, we knew we had to expose the brick chimney that had been closed in and forgotten about to give added texture and visual interest. (Tala is above working on the demo with a hammer!) Who doesn't love historic brick?! I mean... we are 2 for 2 on unveiling historic bricks in our properties.
White shaker cabinets from Lowe's was an inexpensive option for our small run needed and adding the dishwasher was essential to modern living despite losing a nice chunk of base cabinets. During renovations, you are always weighing your options and hoping your choose the right one for buyers. Mixing metals was part of the design choice in the kitchen as well, having a matte black faucet and sink, stainless oven and DW and brass details that would all be brough together with matte black and brass cabinet pulls.
Finding a true craftsman on Facebook marketplace, we had Oak shelves made for us that wrap in the corner for a seamless and clean shelving option since the ceiling height didn't lend itself to uppers that you could reach. We still needed storage, however, and we knew the 6' deep pantry would be an added bonus space for small appliances, dishes, etc. that were not in use. WIN!

This is what styling a finished house looks like as you are deciding what should go where. More is there than you need and things will start to make sense, eventually! The key is to sit in the space long enough for it to take shape in your mind. Lots of moving parts, altered decisions and rearranging happens during this phase of design.
